Yes. We manage the entire pre-construction process including architectural and structural plans, energy code compliance, civil site planning, and permit submission. Our team works directly with your municipality to ensure your build meets all Florida Building Code requirements and moves efficiently through approval.
Do you handle site work?
Yes. For Florida-based projects, we coordinate all necessary site work including land clearing, grading, foundation installation, utility trenching, and final home placement. We use licensed contractors and manage the schedule to align with fabrication and delivery timelines.
Is this type of construction allowed in Florida?
Yes. Florida Building Code explicitly allows the use of shipping containers as structural materials under FBC § 105.2.2 and FBC § 104.11, provided they are properly engineered and permitted. We design every build to meet or exceed hurricane and flood zone standards.
Does your pricing include everything—permitting, site work, foundation, structural plans ?
Yes. Our pricing is turnkey. That means your quote includes design, structural engineering, code compliance, permitting, foundation, site prep, container fabrication, delivery, and install. Any unique site conditions or client-selected upgrades are reviewed and quoted separately before contracting.
Do you offer financing?
We do not offer in-house financing at this time. Most clients fund their builds through cash, equity lines of credit, or private construction loans. Traditional mortgages generally do not apply to container-based modular homes at this time.
How long does the full process take?
After permits are approved, most projects take 4–6 months from fabrication to final installation. Permitting timelines vary by jurisdiction, but our team works to begin design and fabrication in parallel to reduce total build time.
Can I customize the design or floor plan?
Yes. You can choose from our standard models or work with us to create a custom floor plan tailored to your land, use case, and budget. All builds are engineered to Florida Building Code and adjusted for site-specific needs.
Are container homes energy efficient?
Yes. All Lumara homes are insulated with closed-cell spray foam, feature high-efficiency HVAC systems, and meet Florida’s energy code. We offer additional energy-saving options such as low-E windows and solar prep packages.
What foundation systems do you offer?
We offer slab-on-grade, pier-and-beam, and elevated stilt foundations depending on flood zone designation, soil report, and project type. Elevated systems are commonly used in hurricane- and flood-prone areas.
Do you offer a warranty?
Yes. All Lumara homes come with a comprehensive limited warranty:
- 1-Year Limited Warranty covers workmanship and materials, including:
- Structural modifications and reinforcements
- HVAC, electrical, and plumbing systems
- Insulation, drywall, flooring, windows, cabinetry, and finishes
- Weatherproofing related to the container structure
- 10-Year Structural Warranty covers primary load-bearing components, including:
- Reinforced steel framing
- Load-bearing modifications and welded structures
- Floor framing
- Foundation systems
Exclusions include cosmetic wear, client-supplied appliances, misuse, poor maintenance, or damage from site-related issues outside Lumara’s scope.
Are you licensed and insured?
Yes. Lumara Containers is a Florida Certified General Contractor (CGC), fully licensed to perform any type of construction in the state. We carry all necessary general liability insurance and work exclusively with properly licensed and insured subcontractors and professionals.
Are your homes inspected and certified?
Yes. All builds are engineered and stamped by a licensed Professional Engineer (PE) in Florida. During fabrication and after delivery, homes are inspected in compliance with state and local code. This includes inspections by municipal building departments and, where applicable, the Florida DBPR modular inspection program.
Do you use one-trip containers or recycled ones?
We primarily use one-trip high cube containers to ensure structural integrity, clean interiors, and a consistent starting point for all modifications. These containers have only been used for a single shipment and are ideal for residential conversion.

Do you offer insurance guidance for container homes?
Yes. While we don’t offer insurance ourselves, we can connect you with agents experienced in covering modular and container-based homes. Because our homes are fully permitted and code-compliant, they are generally insurable as permanent residences when installed on approved foundations.
Do you have references or past projects I can see?
Yes. While we don’t offer tours of private homes, we’re happy to share completed project photos and provide references upon request. You’re also welcome to visit our fabrication facility in Pinellas Park to see active builds at various stages.
